A home inspection is the visual examination of the physical structure and systems of a building. Our home inspection helps to discover and document defects that may or may not be obvious to a prospective buyer through a comprehensive review and thorough report. Such defects can range from simple replacements or repairs, to severe damage or safety and health concerns.


Subsurface Waste Water Inspection (Septic)     $325 ($300 w/ Inspection)

A subsurface waste water inspection is designed to provide the buyer and seller of a property with information regarding the age, status, and general condition of the system. The process will help identify those problems representing health hazards such as system malfunctions and surface discharges. The inspection is regulated by the State of Maine and voluntary in most cases but required for any person transferring property within a coastal shoreland area. Maine has established minimum criteria for evaluating and reporting on existing subsurface wastewater disposal systems. API is certified by the State of Maine to conduct these inspections. The inspection includes a camera review of the home’s waste line, review of the system plan, septic tank condition and general function of the leach field.

Radon Air Measurement                                        $150 ($125 w/ Inspection)

Radon is a naturally occurring radioactive gas that forms from the decay of uranium which can be found in granite and ledge. Inhalation of radon gas can potentially harm lung tissue possibly leading to cancer. Due to the amount of granite and ledge present, the entire state of Maine has the potential to have elevated radon levels. API utilizes state-of-the-art continuous radon measurement equipment that allows us to conduct radon air measurements and provide results in 48 hours. API is licensed by the State of Maine and certified to conduct these measurements. Our system is tamper-resistant to ensure quality results.

Water Sampling and Testing                     $150

Drinking water quality is an important factor in your family’s health. We will collect a water sample and submit it to a Maine Certified Lab for analysis. Results will be available within 3-5 business days. Water testing will enable you to find out if there are harmful microorganisms in the home’s water supply. Testing will analyze for Arsenic, Calcium, Chloride, Copper, Fluoride, Hardness, Iron, Lead, Magnesium, Manganese, Nitrate Nitrogen, Nitrite Nitrogen, pH, Sodium, Coliform Bacteria and E. coli. Radon water sampling is available upon request.

A walk-through is an undocumented, guided visual examination of the physical structure and systems of a building. The walk-through will help the owner to identify defects and maintenance issues that may or may not be obvious. The walk-through will allow the owner to develop a plan for regular maintenance, renovation or prior to sale.

Seasonal Home Monitoring

Home monitoring services are conducted for homes used as a seasonal vacation rental. Add to your piece of mind knowing that your property is regularly monitored by a responsible and knowledgeable professional. A variety of options are available to property owners that include onsite and remote monitoring services, seasonal shut-down or opening preparations.
